Learn moreSummer in Dothan means weeks of air that sits above 70 percent humidity. Most homes built here before the 2000s sit on vented crawl spaces, and those vents pull that wet air straight under the house. When it hits the cooler ground and ductwork, it turns into water. That water soaks the floor joists, feeds mold, rusts duct straps and draws termites.
You may not see any of it. What you notice instead is a musty smell in a back bedroom, floors that feel spongy near the bathroom, a cupped hardwood board, or an AC unit that never seems to catch up. Those are crawl space problems that show up inside the house. We fix the cause, not just the symptoms: we seal the crawl space, control the humidity and repair any wood that has already been damaged.
Many Dothan homeowners first hear about their crawl space during a real estate inspection. If a buyer's inspector flagged moisture, mold or a missing vapor barrier, we can inspect quickly and give you a written scope for the repair.
A vented crawl space was the standard building method for decades. The idea was that airflow would dry the space. In a hot, humid climate like southeast Alabama, it does the opposite. Warm outdoor air carries moisture in, and the cool space underneath turns it into condensation.
Encapsulation reverses that. We close the foundation vents, seal the access door, and cover the ground and walls with a thick liner that is taped at every seam and fastened to the walls. A dehumidifier then keeps the air under your home between 45 and 55 percent humidity. Mold cannot grow in that range, wood stays dry, and the air that drifts up into your living space is cleaner.
Cost depends on the size of the crawl space, how much clearance there is, whether old insulation and debris must come out, and whether wood repair is needed. A vapor barrier replacement on a small home is the lowest-cost option. A full encapsulation with a dehumidifier is a bigger project, and structural repair is priced separately.

The longer moisture sits under your home, the more wood it damages. A free inspection takes about an hour, and you will know exactly where you stand.

For most vented crawl spaces here, yes. Summer humidity keeps vented crawl spaces wet for months. Sealing it protects the wood, cuts musty odors and helps your AC.
A vapor barrier often takes one day. A full encapsulation usually takes two to three days.
In a sealed crawl space in southeast Alabama, almost always. The liner stops ground moisture; the dehumidifier controls moisture in the air.
Yes. Steel posts, sistered joists and new beams, then we seal the space so it doesn't happen again.
